Ordering and payment

The house is built to order in our factory , and at all stages of construction, payment is made by contract , step by step , starting with a minimum deposit of 10-15 % , which includes the project and the advance payment for the production of metal structures . The customer receives up-to-date information and photos about the construction process , and if he wishes , he has the opportunity to come to the factory . The construction of the house takes about 4 months in the factory , after which it is assembled and assembled in a few days , where the customer has land .

In consultation with the architect, we offer the customer the opportunity to select details : the exterior design of the house , the model of the entrance door, the color of the interior doors , the color of the interior paint of the rooms , the model of the bathroom tiles , sanitary ware , parquet, the color of the desired options , such as a swimming pool, bioclimatic pergola and garage , etc.

Quality guarantee

All materials and components used in our houses are manufactured in the EU and comply with the quality standards applicable to the European Union . We provide a contractual guarantee for our houses to obtain passive house certification ! All our passive house projects are accredited by the world’s only institution , the Passivehaus Institut in Darmstadt, Germany , through their legal representatives . In UK, only a very small percentage of all existing houses are certified passive houses, although many “proud ” that they build houses according to the passive house standard ! Just because a few passive house standard – compliant components or materials were used in the construction of a house does not mean that the house fully complies with the standard and can be qualified as a passive house !

All Holmann houses are completely finished, just needing to be furnished, and include the following:

Aluminum construction and ABS composite material fiberglass, 78mm thick, aluminum frame , with a thermal transmittance coefficient starting from 0.61 W /m2K , 5- year warranty , possibility of customizing handles , etc. , equipped with a smart lock ( catalogue price 5,154.60 GBP ).
  • Windows with Rehau Geneo Fipro Hightech PVC joinery, Rotto hardware, Saint Gobain glass with 3 52 mm thick glass panes, 4S treated external glass (4 – season, warm rod – Warm E, 6LowE-18Warm E type Argon-4Float- 18Warm E Argon -6LowE), with a 5 – year heat transfer guarantee of 0.73-0.83 W /m2K. Top- class profiles, among the few that meet the passive house standard.
  • External window shutters , quality , made of aluminum , with a motorized system (up-down movements and rotation of the slats), EU-made. Each of the slats has a variable tilt angle , so you can adjust how much light enters the house at any time of the day using the remote control . Traditional external shutters , which do not have this ability to rotate the slats , are cheaper but not practical.
  • Professional window frames, made of 2 mm thick aluminum , with built -in shutter system, electrostatically painted, frame type , with special installation according to passive house standards to eliminate cold loss . In Holmann homes, the installation /replacement of window locks is simple , without contamination , without the use of wet materials (plaster, decoration , putty , etc. ).

  • The entire house is excellently insulated with 200 mm thick PUR panels on all external walls and roof. There are also layers of other insulating materials, such as 50 mm thick basalt mineral wool for facades, condensation barrier foil , plasterboard, OSB3 board , etc.

    The insulation is similar to that of professional industrial cold rooms . The solid structure has been specially designed to have few thermal bridges. This results in particularly good insulation , so the house is cool in summer and warm in winter , with minimal energy consumption.

  • The insulation has been calculated for maximum cold conditions and taking passive house standards into account . The structural strength of the house has been calculated for an area with high seismic risk. This way, we can manufacture the houses in series, regardless of where the house will be built . Whether in UK or anywhere in Europe , it will be comfortable and safe.
  • Waterproof flat roof with continuously vulcanized EPDM material , seamless , with a 30 -year warranty . On top of the roof there is a hot-dip galvanized steel profile system , on which the photovoltaic panel holders are mounted.
  • Interior wall cladding with two – layer plasterboard cladding on both the exterior walls and the partitions, completely finished ( grout plastered, sanded) and painted with two layers of interior wall paint , in the color desired by the customer.
  • Interior doors , quality parquet in the rooms.
  • The bathroom has been fitted with high-quality tiles , porcelain tiles and sanitary ware (sink , taps, shower cabin with water tray and glass wall , toilet , mirror , bathroom furniture, ceiling lights, ambient lighting with LED strip around the mirror , etc. ).
  • Quality sockets and switches , complete electrical installation.
  • Mechanical ventilation system with a heat recovery of up to 95% in the interests of energy efficiency.
  • On galvanized supports on the roof with an electricity generation and energy storage system. It is powerful enough to ensure the energy independence of the house ( lighting and heating ) . It includes a system for regulating and monitoring energy consumption.
  • Sanitary and heating installation.
  • Air -to- water heat pump with heating and cooling function , energy class A+++ (most efficient ). And yes , the house is very well insulated ! In summer , it works like an air conditioning system, capable of cooling the air in the rooms , evenly distributing the cold air through the house ‘s ventilation system , without causing discomfort.
  • Mixed water cooling and heating battery, which, when connected to the ventilation duct system, cools /heats the air in the house with the help of a heat pump.
  • Underfloor heating with dry screed, on which a special 25 mm thick fiber cement floor board is placed with overlapping joints.
  • Our terraces are made of corrosion -resistant galvanized metal structure and covered with WPC ( wood plastic composite ) , so they are very resistant over time. WPC is a modern wood-plastic composite material, which, unlike natural wood (even treated wood), has many advantages , such as not requiring maintenance , not changing its shape and color , not cracking , etc. WPC terraces are a better solution than tiled terraces , especially in countries with cold winters , where the tiles on the terrace are irreparably damaged due to freeze – thaw cycles . The terrace does not have a roof system, it can be purchased optionally if necessary.

Other options that are not included in the price of the house, but are possible ( the prices of the options include delivery and installation ):

  • Water well owner . This depends on the area. Price on request.
  • Basic septic tank , if there is no sewage network . Its volume is 3500 liters, price is 4,089.32 GBP including VAT.
  • Top septic tank is a fully controllable treatment plant , where an electrical device finally adds various chemical solutions to the water, so that after the disinfection process the water can be discharged into a discharge ( natural running water ) under legal conditions or reused for drip irrigation . The treatment plant is a single-block, two- compartment system with the most modern technology (SBR – sequencing batch reactor) ensuring 98% efficiency in wastewater treatment in areas that are not connected to a central wastewater network . This activated sludge treatment technology is similar to municipal wastewater treatment plants , the main difference is the segmentation of the technological process and its integration within the same double basin .   • Terrace enclosure with roof. Two roof versions: semi – open, without the possibility of adjusting the amount of sunlight , or completely closed against rain with various materials ( e.g. transparent polycarbonate ). There is no possibility of closing the side walls . The structure can be delivered in any size , made of steel profile , anti – corrosion galvanized and electrostatically painted , the roof can be made of other materials at the customer’s choice .   • Terrace enclosure with bioclimatic pergola . With this terrace cover, the terrace roof can be completely, easily , closed by remote control in rainy weather . In moderately warm or hot weather, the roof can be opened completely or partially , adjusting the amount of sun that can enter the terrace by rotating the slats using a remote control . The slats are made of aluminum and are very solid (you can climb onto the roof for maintenance purposes ) . The slats also contain thermal insulation material inside, so they provide good thermal insulation when completely closed . Professional terrace cover solution , available in any size , with a solid, top- quality aluminum structure, electrostatically painted. 3 standard colours (white 9016 , anthracite grey 7016 or beige 1019 ) and 11 additional colours available at an additional cost ( 1015, 7035, 7030, 9007, 7039, 7043, 6005, 8043, 8017, 8017, 8017, 8017).
