  • Holmann, based in Romania , is probably the only house manufacturer in Europe whose houses meet the following 6 criteria :
  • Luxury homes made of premium materials.
  • It can be classified as passive (according to the Passive House Institut Darmstadt – Germany standard).
  • Very low energy consumption , with energy- independent photovoltaic panels, zero energy costs ( full lighting and heating , even in winter, hot water , air conditioning ).
  • The houses can be built anywhere without utilities (thus saving on land costs ), we have high-performance septic tanks with professional water purification systems and we only need cold water (with a borehole if there is no water network ) . This also depends on local legal regulations.
  • From the outside, the house is clad with a ventilated facade system made of expensive composite materials (such as Alucobond and others ), with a long service life (30 -year warranty), which does not require repair over time . We do not use inferior materials such as noble plaster and brick imitation (Klinker), the weakest possible materials for the exterior coating of the house.
  • Easily disassembled , moveable houses (with large, spacious rooms ) . Yes , you read that right , we move our houses anywhere, anytime, even large ones of 200-300 square meters in a few days!

Several options are available , such as : swimming pool, jacuzzis, fitness room, sauna, bioclimatic pergola and garage.

We can build any model , whether it’s a ground floor house or a ground floor + 1 floor, but only with this modern architectural design and a flat roof ( we do not build classic pitched roof houses ).

How did we start ?

The company that owns the Holmann brand was founded in 1994 in Romania , near Brasov, and produced steel boilers for heating homes ( Termofarc brand , Farkas boilers), as well as other steel products and metal structures . But for the company ‘s founder , engineer Alpár Farkas , building a house was something he had long dreamed of .

He dreamed of building houses that could be built faster, easier than a house made of concrete , but at least as good . Built entirely in a factory, in a more controlled environment than on a construction site. Brick and concrete houses are still basically made with almost the same technology today as they were 100 years ago . Just as cars are completely different from those of 50 years ago , why would we think that houses ca n’t be built differently today with modern technology ? It took a while from the idea to the realization, but it worked, and that ‘s how the luxury, passive houses of the Holmann brand appeared .

 

Why are Holmann houses so revolutionary ?

  • Our houses are built on a metal structure made of galvanized profiles , we use mineral wool and very thick PIR/PUR sandwich panels as the main insulation . The thickness of the panels is the same as that of high-performance industrial cold stores , i.e. 4 times thicker than the panels used in a modern, well- insulated industrial hall. We do not use concrete or steel , as these are not really good thermal insulators.
  • For underfloor heating , instead of wet concrete screed, we use the latest German dry screed heating system , which is light and flexible. Innovative and unique solutions have been found for all technical challenges that arose during the construction of these houses .
  • The houses are 99% factory- built , with everything installed : underfloor heating , plumbing ( heating, electricity), windows, doors , parquet , floor tiles, faience, sanitary ware, painted with washable wall paint on the inside , and exterior wall coverings made of double-layer plasterboard and composite panels.
  • A house built with this technology can then be easily disassembled into large prefabricated pieces ( walls , roof, floor, etc.) within a few days and delivered and assembled at the customer ‘s site within a few days . The house can also be moved after final assembly on the customer ‘s site . Brick and concrete houses cannot be moved.
  • The Holmann house is lighter , therefore it is mounted on a reinforced concrete pillar system poured into the ground , and not on a classic concrete foundation. The pillars are connected to each other with thick hot – rolled metal profiles of the HEA type.
  • From the outside, the house is clad with a ventilated facade system made of expensive composite materials ( Alucobond type and others ), with a long service life (30 -year warranty), which does not require repair over time . We do not use materials of lower quality , such as noble plaster and brick imitation (Klinker), the weakest possible materials for the exterior of the house. The ventilated facade of the house reaches the ground level , thus aesthetically covering the concrete pillar foundation.
  • The terraces of Holmann houses and the terrace surrounding the pool are made of corrosion-resistant galvanized metal structures and covered with WPC ( wood plastic composite ) , making them very resistant to weathering.
  • We are probably the only passive house manufacturer in Europe that easily disassembles the finished house for transport purposes into large wall , roof and floor elements , not into rooms. This way we are not limited to the design of the rooms in our homes, but to the size of rooms smaller than a truck . And home transport is more economical, so we can transport the houses all over Europe.
  • The houses can be built anywhere without utilities ( thus saving on the cost of the land ).
  • The houses feature expensive, modern technical solutions and technological equipment : ventilated facade, heat pump, mechanical ventilation system with heat recovery , photovoltaic panels and storage batteries, underfloor heating with dry screed , electric external blinds with up-and-down movement and slat rotation , smart home system, video cameras, bioclimatic pergolas , etc.

 

Exterior cladding of houses

The feeling that the Holmann House will create for its residents will be exactly the same as a new concrete – brick house , only more energy- efficient and comfortable. It will also have a modern and non-conformist appearance . We mainly use aluminum-polyethylene composite (Alucobond type), but we also use HPL (high-pressure laminated sheet) or fiber cement sheets (Equitone type). The Alucobond type composite consists of thin aluminum sheets on both sides and a hard polyethylene core . It is light , rigid, easy to shape , corrosion – resistant and recyclable . Architects , designers and building owners are still impressed by these extraordinary properties.

In consultation with the architect, we offer the customer the opportunity to design the exterior of the house . There are many composite panels , such as Alucobond in various colors or in imitation of wood, marble, stone . We can also install additional elements made of natural stone , stainless steel or plants ( natural or imitation ) on the exterior of the house.

Why don't we use noble plaster?

To finish classic houses is a wet material that flows and can leave irreparable stains on the pavement and other objects when applied . After application , it can peel off over time , crack, turn black from rainwater, change color from UV radiation , is difficult to repair ( even if you know the code , you ca n’t get the same color ), and cannot be washed. That’s why quality buildings , such as luxury hotels , institutions or banks , are coated from the outside with these materials we use, even if their cost is much higher . We almost never use any wet materials when building a house . Similarly , avoid tiling outdoor patios with tiles , as these will loosen over time from freeze-thaw cycles.

The quality of the houses :

  • The materials used for the construction of these houses are qualitatively better than the materials used in classic houses in accordance with passive house standards and contain expensive technical equipment.
  • They are designed to be durable and provide outstanding comfort compared to a classic house without maintenance and energy costs ( full lighting and heating , even in winter , hot water , air conditioning ).
  • A certified passive house , regardless of whether it is made of metal , wood or reinforced concrete , is 30-40 % more expensive than a new house of the same type that does not meet the passive house standard.

What makes a passive house different ?

A passive house, as defined by the Passivhaus Institute, is an extremely energy- efficient , comfortable , yet affordable house that provides a comfortable indoor climate in both winter and summer , without a traditional heating source.

Energy efficiency of the house

Energy efficiency is very important in a home because over time, for example after 20 years , the energy costs of a non – energy -efficient home can generate huge costs , easily regaining the value of the home . If you and your family live in such a house, you can enjoy great benefits , such as excellent insulation , ventilation and natural light , weather resistance , and low or zero maintenance costs .

 

The passive house standard requires at least the following performances :

Maximum 10 W/m2 constant temperature .

of 15 kWh/m2 per year is required for space heating .

annual energy requirement of 42 kWh/m2 .

 

Although the initial investment may be higher than for other types of buildings , these costs are amortized over a few years through low or zero energy and maintenance bills
